Your Concrete Project: Planning & Prep for Mobile Homeowners

Considering new concrete for your Mobile home? Hold on a sec. From what I've seen, homeowners really need to get a handle on planning and preparing for a project like this if they want it to go smoothly.

Getting Your Concrete Project Off the Ground

So, you've decided to spruce up your place with some fresh concrete. Maybe it's a new patio, a wider driveway, or just a nice, clean walkway. That's a solid investment, for sure, but like any big home improvement, it needs a bit of thought before anyone even picks up a shovel. I've been pouring concrete here in Mobile for a quarter-century, and I've seen firsthand what makes a project sail smoothly and what turns into a real headache. Let's get you prepared.

The Timeline: What to Expect From Start to Finish

Folks always ask me, "How long is this going to take?" And, well, the honest answer is usually, "It depends." But I can definitely give you a ballpark figure. From your first call to us, Port City Concrete, right up until you're standing back admiring your new concrete, here's a general idea of the process:

  • First Chat & Estimate (1-2 weeks): You give us a ring, we set up a time to come out, check your site, chat about your ideas, and measure everything up. Then we'll put together a detailed estimate for you. That usually takes a few days after our visit, especially if it's a more complex job.
  • Permits (2-4 weeks, sometimes more): This is often the biggest wild card. Depending on how big or what kind of project you're doing, you might need a permit from the city or county. We can certainly help you figure out what's required, but the actual time it takes for them to process it? That's totally out of our hands. Don't even think about skipping this step; it'll save you a ton of grief later.
  • Scheduling & Prep (1-2 weeks): Once those permits are approved and you've given us the green light on the estimate, we'll get you on the schedule. During this time, you'll have a few things to do on your end to get the site ready (more on that in a bit, don't worry).
  • Construction (1 day to 1 week+): The actual pouring and finishing time can really vary. A small patio might just take a day or two. But a big driveway with tricky grading could easily mean several days of active work.
  • Curing (7-28 days): This is the super important waiting game. Your concrete needs time to get strong. You can usually walk on it after a day or two, but you absolutely shouldn't drive on it or put heavy stuff on it for at least 7 days – and honestly, 28 days is ideal for it to reach its full strength. We'll give you specific instructions for your particular project.

So, from that very first call until you're fully using your new surface, you're probably looking at anywhere from six weeks to three months. Sometimes even longer, if those permits are a pain or our schedule gets really packed.

How to Get Your Property Ready for the Crew

Once we've locked in a start date, there are some simple things you can do to make our job easier and keep your project moving right along:

  • Clear the Area: This is a huge one. Please move any outdoor furniture, planters, grills, toys, or anything else that's hanging out in the proposed concrete area or in our way. If our guys have to move your stuff, it just eats up time, and, well, time is money.
  • Trim Landscaping: If you've got bushes or tree branches reaching over the work zone, give them a good trim. We need clear space to work, run our equipment, and, frankly, to avoid damaging your plants.
  • Mark Sprinklers/Utilities: Got an irrigation system, an invisible dog fence, or anything else buried near where we'll be working? Mark it clearly. We'll do our best to avoid them, but if we don't even know it's there, accidents happen.
  • Ensure Access: We'll need a clear path for our equipment and materials. Take a moment to think about where our trucks will park and how we'll get everything to the pour site.
  • Secure Pets: Keep your furry friends safely indoors or in a secure, fenced-off area far from the construction zone. It's for their safety, and for our crew's too.
  • Inform Neighbors: A quick heads-up to your neighbors can go a long way. They'll probably appreciate knowing there might be some noise or extra traffic for a few days.

Questions to Ask Before You Sign That Contract

Before you commit to anything, you need to be crystal clear on a few things. Don't be shy; a good contractor will actually respect your thoroughness.

  • What's actually included in the price? Make sure the estimate clearly breaks down materials, labor, excavation, forms, finishing, and any cleanup. Are there any hidden costs I should know about?
  • What kind of concrete mix will you use? For driveways and places that see a lot of traffic, you'll want a stronger mix, usually 3500-4000 PSI. For a patio, 3000 PSI might be perfectly fine. Ask about fiber mesh or rebar reinforcement, especially with our Mobile clay soil that can really shift.
  • How will you handle drainage? This is absolutely critical, especially here where we get those heavy rains. You really don't want water pooling on your new surface or, even worse, running toward your foundation. We should definitely talk about slopes and runoff.
  • What's the plan for site preparation and cleanup? Will you take away the old concrete or any debris? What about grading the sub-base? And who's responsible for the final site cleanup once everything's done?
  • What's your payment schedule? A reputable contractor usually won't ask for 100% upfront. Expect a deposit, then payments as the work progresses, and a final payment once you're happy with everything.
  • Do you offer a warranty? If so, what exactly does it cover, and for how long?
  • Can I see your proof of insurance and licensing? Any legitimate contractor will be more than happy to provide this. Seriously, don't work with anyone who can't.

Taking the time to plan and ask these questions upfront will save you a ton of stress and make sure you get exactly the concrete installation you're hoping for. We're here to help make that happen for you.
